The service fee covers moving money. The subscription covers everything else — paperwork, houses, staff, reporting, support.

Fee questions, answered directly
- Who pays the 6%?
- The resident, on top of their rent. It is shown as its own line before they are asked to pay — never folded into the rent figure. The operator receives 100% of the rent.
- Is the service fee refundable?
- No. If a payment is refunded, the rent portion is returned to the resident and the fee is retained. This is stated in the resident-facing terms and on the payment screen.
- What about cash or a check?
- No fee. A house manager records the payment against the charge and nothing is processed, so there is no processing cost to cover. An operator who prefers cash is not taxed for it.
- What if someone can only pay part of what they owe?
- They can. The fee is calculated on the amount they actually pay, not the full charge — so $300 toward an $800 charge is charged an $18 fee, not $48. There is a $20 minimum payment, unless the remaining balance is smaller, in which case they can pay it off exactly.
- Does paying by bank account cost less?
- The fee is the same 6% either way. Paying from a bank account instead of a card is a convenience for residents who prefer it, not a discount.
- Are there setup fees or per-document charges?
- No setup fee, and no per-signature or per-envelope cost. E-signing is built into the platform rather than resold from another vendor.
