Rent collection
Rent that charges itself, on your schedule.
Not a subscription bolted onto housing. A rent engine that knows what a mid-month move-in costs and what happens when someone pauses.
- Four cadences
- Weekly, bi-weekly, semi-monthly (the 1st and 16th), or monthly. Month-end is clamped, so the 31st bills on the 30th in April — never rolled into May.
- Right day, right place
- Due dates are computed in each house's own timezone, taken from its address. Two houses in two states both bill on the correct day.
- Proration and pauses
- Mid-month move-ins prorate if you want them to. A paused residency — treatment, hospital, jail — stops accruing instead of quietly building debt.
- Partial payments
- Someone with $300 of an $800 charge can pay $300, and is charged a fee on $300 — not on the full amount.
- Cash still counts
- A manager records cash or a check against the charge. No fee, because there is no processor to pay.

Intake paperwork
Signatures that hold up when someone asks.
Built against what the ESIGN Act and UETA actually require, rather than assembled from whatever was convenient.
- Your documents
- Author agreements, house rules, and financial terms in a normal editor. Merge in the resident's name, house, bed, rent, and dates.
- Signed at the desk or at home
- Remote in the portal, or in person on a house tablet with a staff witness on the record — which is stronger evidence, not weaker.
- Frozen at assignment
- What the resident was shown is stored as its own copy. Editing the template afterwards cannot reach it.
- A certificate page
- Every PDF carries who signed, when in both UTC and local time, from what IP and browser, how they were verified, and a hash of the exact document.
- Theirs to keep
- Residents can download their signed paperwork whenever they want, including years after they move out.

Houses and people
Every bed, and who is in it.
Admission is one flow that ends with a bed assigned and a packet sent — and it completes even when the person arrives with nothing.
- Intake that finishes
- Someone can be admitted, given a bed, and start accruing rent before they have an email address. Portal access catches up later.
- Houses know where they are
- Type the address; the house gets its coordinates and timezone automatically.
- Scoped managers
- A house manager sees their house. Not the others — enforced in the database, not hidden in a menu.
- Move-out is a checklist
- Stop the schedule, void future charges but not what is owed, release the bed, keep every signed record.
- History that helps at intake
- Re-admitting someone shows their prior stays and payment history with you — and only with you. Never across operators.

- Plain language
- “You owe $212 on Friday, Sept 5” — not “Outstanding balance: charge #4821.”
- The fee, always its own line
- Rent, service fee, total. Shown before anyone is asked for a card.
- Never a dead end
- Every balance shown has a way to act on it — pay now, or update the card.
- Their paperwork
- Sign what is pending, download what is signed.
- Bank or card
- Pay from a bank account instead of a card, once ACH is switched on for the house.
